An addition has to do two jobs at once: give you the room you are short of, and look like it was always there. The second job is the one that gets skipped, and it is the one you will notice every time you pull into the driveway for the next twenty years.
Starting with the structure
Before anything is drawn we check what the existing foundation and framing can actually carry. On a second storey that assessment decides more about the final cost than the floor plan does, so we do it first and price it honestly.
Weather
Opening a roof in central Illinois is a scheduling problem as much as a building one. We plan the open-roof window tightly, carry proper temporary protection, and do not start the sequence unless the crew can see it through.
