We phase the work so you always keep one functioning bathroom and some form of kitchen, even if that means a temporary sink and a countertop oven in the dining room for three weeks.
Dust is the real enemy. We seal the work zone with zip walls and run negative-pressure extraction, and the site is swept at the end of every single day — not at the end of the week.
Agree access hours in writing before work starts. Ours are 7:30am to 4:30pm, Monday to Friday, and we do not run loud tools before 8am.
Expect the schedule to run 10–15% longer than the same job in an empty house. That is the honest trade-off, and any contractor who says otherwise has not done it.
