A four-storey in-situ concrete frame with three retail units at street level and offices above, on a tight downtown plot with no lay-down area.
Every pour was scheduled around a single street closure window, with rebar delivered the same morning it was tied. We ran a two-crane sequence for eleven weeks to keep the frame moving while the retail fit-out started below.
The frame topped out three weeks ahead of programme. That buffer absorbed a six-day delay on the curtain-wall delivery and still let us hand the building over two weeks early.
The ground floor was handed over first so the retail tenants could begin their own fit-outs while we completed the upper floors.
