We started this brokerage in 2009 with a narrow idea: that the person who quotes you should be the person who calls you on completion day. Everything about how we run files follows from that.

Brokers, not a bank

A branch can only offer you what is on its own shelf. We hold a panel that includes lenders who never take a walk-in, and we read your file the way their underwriter will before we choose which desk it goes to.

What we are good at

  • Self-employed and mixed-income files, presented the way underwriters read them.
  • First-time buyers using deposit assistance or documented gifted funds.
  • Portfolio landlords and rental coverage tests.
  • Jumbo purchases above the conforming limit.
  • Decline appeals, where the first answer was not the last word.

If a bank you already deal with would serve you better than we would, we will say so on the first call. That answer costs us a fee and keeps a client for a decade.

  • We tell you the number we think you will get

    Not the headline rate that assumes a perfect deposit and a perfect year. The realistic one, with the conditions attached to it.

  • We stay on it through underwriting

    Most delays are a missing page, not a real problem. We chase the lender so you are not the one on hold at lunchtime.

  • We answer the phone in year three

    When your fixed period ends or your circumstances change, you call the same office. We keep the file, so you never start from a blank form.

Twenty minutes on the phone or in the office. Income, deposit, timing, and anything you think might be a problem.

Document pack

We send one checklist. Payslips, returns, bank statements, identification. You upload once and we chase nothing twice.

Lender selection

We shortlist from the panel, show you the trade-offs in writing, and you choose. Nothing is submitted without your word.

Underwriting

Application submitted, valuation booked, conditions worked through. You get a status note every week whether or not anything moved.

Closing

Final figures checked against the estimate, documents signed, funds released. We stay reachable through the day itself.
