Independent mortgage brokerage

The lender who says yes is rarely the one you walked into.

We are brokers, not a bank. We read your file the way an underwriter will, then take it to the lender on our panel most likely to approve it — at a rate you would not be quoted at the branch counter.

Lenders you cannot walk into

Much of our panel is broker-only. Those lenders never advertise a branch rate because they never take a walk-in.

02 / Effort

One application, not seven

You give us the documents once. We package the file, handle the valuation and argue the case with the underwriter.

03 / Ownership

The person who quotes you closes you

No handover to a processing pool halfway through. The broker on your first call is the one who calls on completion day.

Who you are dealing with

A brokerage built around the awkward files.

Straightforward salaried borrowers rarely need us. Most people who call have something a computer does not like: a second income that varies, a recent move, a lease that ends before the closing date. That is the work we do well.

  • We read the file before we shop it

Your credit is pulled once, softly. We fix what is fixable first, because a declined application follows you around for months.

  • We tell you the number we think you will get

Not the headline rate that assumes a perfect deposit and a perfect year. The realistic one, with the conditions attached to it.

  • We stay on it through underwriting

Most delays are a missing page, not a real problem. We chase the lender so you are not the one on hold at lunchtime.

  • We answer the phone in year three

When your fixed period ends or your circumstances change, you call the same office. We keep the file, so you never start from a blank form.

What we arrange

Six situations we place every week.

See all programs

First home purchase

Deposit assistance programs, gifted funds documented properly, and a pre-approval letter sellers actually take seriously.

Buying your first

Refinance and rate change

We run the break-even honestly. If moving your loan costs more than it saves over the time you plan to stay, we say so.

Already own

Government-backed loans

FHA, VA and rural programs, including the paperwork most branches quietly discourage because it takes an extra fortnight.

Lower deposit

Jumbo and high value

Above conforming limits the rules change and the lender list shrinks. We know which desks still price these sensibly.

Above the limit

Self-employed borrowers

Two years of returns, add-backs, retained profit, a good accountant’s letter. We present the income the way underwriters read it.

Own your business

Investment property

Rental coverage tests, portfolio limits and cash-out structures for landlords adding a second or fifth property.

Buying to let
Before you speak to anyone

Work out the monthly number first.

Affordability is not a mystery. Move the four inputs below and the principal-and-interest figure updates as you go, so you arrive at the first call already knowing which price bracket is comfortable and which one is a stretch.

  • Principal and interest only. Taxes, insurance and any association dues sit on top.
  • A deposit under twenty per cent usually adds mortgage insurance to the monthly cost.
  • The rate you are offered depends on credit, deposit and property type. This is an estimate, not a quote.

Example figures shown for demonstration. Rates assume a single-family primary residence, a 20 per cent deposit, a 740 credit score and a loan at or below the conforming limit, with the points indicated. Your own rate depends on credit, deposit, property type, occupancy and loan size. Advertised pricing may change without notice and is not a commitment to lend.

Client stories

What it sounded like from their side.

Two banks turned us down because my wife had been contracting for eighteen months. Nobody had explained that the way her invoices were dated mattered. Six weeks later we had an offer from a lender we had never heard of, at a better rate than either of the banks quoted.

I called about a refinance and was told, quite plainly, that with two years left on my fixed period the exit cost would swallow the saving. That is the opposite of what I expected to hear from someone who gets paid on completion. We waited, and they called me back when it made sense.

Third rental, and the first time the coverage test did not turn into a three-week argument. They had already flagged which lender would count the short-let income and which one would not, before we made the offer on the property.

My accounts are not complicated, they are just not a payslip. Every high street lender treated that as a problem to be solved by asking for the same three documents again. This was the first time anyone sat down with my accountant and simply presented the numbers properly.

We were above the conforming limit and the quotes we had gathered ourselves varied by nearly a point. Having someone who knew which desks actually want this size of loan, rather than merely accept it, was worth the fee several times over.

The assistance scheme we used added about two weeks and a lot of forms. What mattered was that we knew that on day one instead of finding out on week five. Every status note arrived on a Friday whether or not anything had moved.

Questions we get weekly

Answers, before you have to ask them twice.

If yours is not here, put it in the enquiry form and we will answer it in writing rather than talk around it.

Ask us directly

Our fee is set out on this page and does not change based on which lender you choose. Broker-only products often price below the equivalent branch product, which is frequently where the fee is recovered. We show you the direct comparison in writing so you can judge it yourself.

No. The initial review uses a soft search that only you can see. A hard search happens once, at the point you have agreed which lender to apply to. We never shotgun applications across several lenders to see which one sticks.

Some programs open at three per cent, and there are assistance schemes that reduce it further for eligible buyers. Below twenty per cent you should expect mortgage insurance to be added to the monthly payment, so the useful question is what monthly figure works, not what deposit is technically permitted.

It is a documentation exercise rather than an obstacle. Lenders vary widely in how they treat retained profit, add-backs and short trading histories, and the difference between the most and least generous lender on the same accounts can be substantial. That variance is precisely what a panel is for.

From a complete document pack to a formal offer, most straightforward purchases run three to five weeks. Complex income, unusual construction or a slow valuation can extend that. We give you a date range at stage three and tell you promptly if it moves.

We diarise it and contact you roughly six months ahead, while there is still time to move without paying an early repayment charge. Reverting quietly to a lender’s standard variable rate is the single most expensive thing most borrowers do, and it is entirely avoidable.

Where we can act for you

Licensed in three states. Local in one.

Mortgage brokerage is licensed state by state, so the first useful question is whether we are permitted to arrange your loan at all. If your property sits outside the list, tell us anyway and we will point you to a broker who is licensed where you are buying.
