Seven Costs First-Time Buyers Forget to Budget For

September 22, 2026 · Buying

Closing fees, inspections and moving day add up. Here is how to plan for them early, so the keys are the only surprise.

1. Closing costs

Expect two to five percent of the purchase price for lender fees, title insurance, recording fees and prepaid taxes. Ask your lender for a Loan Estimate in the first week.

2. Inspections

A general home inspection runs a few hundred dollars. Add radon, sewer-scope or termite inspections where the house calls for them.

3. Appraisal

Your lender orders it, but you pay for it — usually before closing.

4. Moving day

Movers, truck hire, packing materials and time off work.

5. Utilities and set-up

Deposits, connection fees and the first month of internet.

6. Immediate repairs

Keep one percent of the price aside for the things the inspection flagged.

7. Furniture and window coverings

A bigger home has more rooms to fill. Spread it over the first year.
