Twelve to eighteen months of walking parcels, testing soil and reading the district plan before an offer is written.

Master Plan & Approvals

Layout, lot mix and open space taken through rezoning, consultation and permitting by our in-house planning team.

Infrastructure & Servicing

Roads, sewer, stormwater and power installed and inspected before the first vertical build begins.

Vertical Construction

Homes framed and finished on a published programme, with staged inspections you are invited to attend.

Handover & Warranty

Keys, manuals, as-built drawings and a named contact who stays with your home for two full years.

Your completion date is written into the contract with a daily credit if we miss it. We have paid that credit twice in twenty-two years, and we would rather never pay it again.

Land, design and construction sit inside one company, so there is no builder pointing at the developer and no developer pointing at the builder. One name signs everything.

Built to a Published Spec

Insulation values, glazing units, floor build-ups and structural timber grades are published before you reserve, and they do not quietly change between the show home and yours.
