About the Developer

One team from first survey to the last key handed over.

SWP Real Estate Developer has been acquiring land, master-planning communities and handing over finished homes since 2004. We are vertically integrated on purpose: the company that sells you a plan is the company that pours the slab, and the same development director signs both.

What that structure buys you

  • A completion date written into the contract, with a daily credit if we miss it.
  • A published specification that does not quietly change between the show home and yours.
  • Infrastructure delivered before vertical construction starts, not promised for a later phase.
  • A named site manager who stays with your home through a two-year warranty.
Who We Are

A Developer That Stays Until the Last Key Is Handed Over

SWP Real Estate Developer is a vertically integrated residential developer. We take a parcel from first survey through entitlement, servicing and construction, and we are still on site the morning your warranty starts.

That structure exists for one reason: it removes the gap where most projects go wrong. There is no handoff between the company that sold you a plan and the company that pours the slab — it is the same company, and the same site manager signs both.

Every community we start begins with a walk of the land and a hard question: what does this ground actually want to become? Slope, sun, drainage and the shape of the existing street grid decide more about how a neighbourhood feels than any elevation drawing does.

We plan for the second decade rather than the launch weekend — canopy trees that will mean something in fifteen years, verges wide enough for a mature root ball, and utility runs sized for what a household will draw in 2040.

Acres Master-Planned

Including parkland, stormwater reserve and dedicated school sites.

Every Site Starts as a Question, Not a Blueprint

Before a single line is drawn we spend months on soil reports, traffic counts, school catchment maps and drainage modelling. Roughly one parcel in nine survives that process. The eight we walk away from are the reason the ones we build hold their value.

Our Approach
Why Build With Us

Three Promises We Put in Writing

01

Fixed Handover Dates

Your completion date is written into the contract with a daily credit if we miss it. We have paid that credit twice in twenty-two years, and we would rather never pay it again.

02

One Contract, One Contact

Land, design and construction sit inside one company, so there is no builder pointing at the developer and no developer pointing at the builder. One name signs everything.

03

Built to a Published Spec

Insulation values, glazing units, floor build-ups and structural timber grades are published before you reserve, and they do not quietly change between the show home and yours.

What Owners Say

Handover, in Their Words

We were shown a programme at contract and handed the keys nine days early. In four years of looking at new builds, that is the only time a date has ever moved in our favour.

Marisol Whitfield

Homeowner, Alderway Commons

They took a contaminated mill yard nobody would touch, funded the remediation themselves, and finished with a street the town is genuinely proud of. That is rare.

Devrin Ashworth

Land Partner, Rivermill District

Our defects list had eleven items. All eleven were closed in three weeks by the same site manager who had walked us through at handover. Nobody handed us to a call centre.

Rosalind Kettering

Homeowner, Northgate Row

The specification we were given before reserving is the specification that got built. I checked. Every line of it.

Halvard Prynne

Homeowner, Linden Quarter

Your Street Is Already on the Drawing Board

Book a site visit and walk the ground before the frames go up. Bring your questions — the development director answers them, not a sales agent.
