Everything about how we run files follows from that.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Brokers, not a bank<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A branch can only offer you what is on its own shelf. We hold a panel that includes lenders who never take a walk-in, and we read your file the way their underwriter will before we choose which desk it goes to.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What we are good at<\/h2>\n\n\n\n<ul class=\"wp-block-list\"><li>Self-employed and mixed-income files, presented the way underwriters read them.<\/li><li>First-time buyers using deposit assistance or documented gifted funds.<\/li><li>Portfolio landlords and rental coverage tests.<\/li><li>Jumbo purchases above the conforming limit.<\/li><li>Decline appeals, where the first answer was not the last word.<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">If a bank you already deal with would serve you better than we would, we will say so on the first call.
